Renting a private island sounds like the ultimate escape, but the price tag — often tens of thousands of dollars per night — is also one of the most misunderstood figures in luxury travel, because different islands include very different things in their rate. Some quotes cover almost everything, from staff and meals to boats and activities, while others cover only the island itself, leaving food, transfers, and activities as large additional costs. Understanding that distinction before booking is the difference between a dream holiday and an unexpectedly doubled bill.

The core of most private island rates is exclusive use of the island and its accommodation, which usually means several villas or houses, shared spaces such as a main pavilion, a pool, and a beach, and a full staff team including a manager, chefs, housekeepers, gardeners, and boat crew. That staff is not an optional extra; it is essential to running an island safely, from maintaining generators and water systems to preparing meals and operating boats. The number of staff, and whether they live on the island around the clock, is a major reason why island rates are so much higher than a comparable mainland villa.

Food and drink are the largest variable, and this is where quotes diverge most sharply. Some islands operate on a fully inclusive basis, with all meals, snacks, and standard drinks included, while others charge for food separately, either per person per day or à la carte, and premium wines, spirits, and special requests such as a private beach dinner are almost always extra. A group that eats well and drinks generously can add thousands of dollars per day to a supposedly inclusive rate, so ask for a written food and beverage policy, including whether a chef's menu is fixed or customisable, before comparing two islands.

Transfers are the second major variable, because reaching a private island usually requires a combination of flights, seaplanes, speedboats, or helicopters, and those legs are often priced separately. A seaplane transfer for a group can cost several thousand dollars each way, a helicopter transfer considerably more, and weather delays can require an overnight stay on the mainland that is rarely included in the island rate. Confirm exactly where the island rate starts — at the island jetty, at the nearest airport, or at your home city — and budget for the full journey, not just the nights on the island.

Activities, equipment, and extras complete the picture, and they range from included kayaks, snorkelling gear, and bicycles to charged extras such as diving, fishing charters, spa treatments, and guided excursions. Some islands include a daily activity allowance or a set number of boat hours, while others charge by the hour for every boat trip, which can add up quickly for a group that wants to explore daily. Similarly, special events — weddings, celebrations, fireworks, or entertainment brought in from the mainland — are almost always quoted separately and should be budgeted as their own line item.

Finally, compare island quotes like-for-like by asking each property for a total estimated cost for your group, your dates, and your expected food, transfer, and activity pattern, rather than comparing nightly rates alone. Check the minimum stay, the cancellation policy, the weather contingency, and what happens if a member of the group must leave early, because island logistics make changes far harder than hotel changes. A private island can be an unforgettable experience when its price is understood clearly; it becomes a stressful one only when the inclusions were assumed rather than confirmed.
